Condos and townhomes
Remodeling a bathroom in a shared building
Condos and townhomes in the Las Colinas area range from mid-rise buildings to attached homes with their own entrances. What they share is a set of neighbors on the other side of your walls and floor, and an association that sets the terms for construction.
Start with the paperwork
Get the building's renovation policy before choosing tile. It may limit work hours, require elevator pads and a reservation, set where debris can be staged, and spell out whether hard flooring needs a sound-rated underlayment. Some associations also want a copy of your plans before approval.
Shared plumbing
Drains connect to stacks that serve other units. Shutting off water may mean coordinating with building staff and giving neighbors notice. We schedule that work for a single, planned window rather than repeated interruptions.
Noise is the other shared concern. Removing tile set over concrete is loud, so we group it into as few days as possible and keep to the hours the building allows.

Single-family homes
Irving's established neighborhoods
Irving also has plenty of single-family homes built from the 1950s through the 1970s, mostly on slabs. Their bathrooms are compact, often with an original tub, a small vanity and little or no ventilation.
Here you have more layout freedom than in a condo. A common plan is a tub-to-shower conversion in one bath while keeping a tub in the other, along with a new exhaust fan sized for the room and supply lines replaced while the walls are open.
Attached townhomes sit in between. You may own the plumbing inside your walls but share a party wall with a neighbor, and the association may still control exterior vents and work hours. Treat them like a condo for approvals and like a house for layout.

What do I need from my condo association before a bathroom remodel?
Ask for the building's renovation or alteration policy. It typically covers approval forms, allowed work hours, elevator and loading-dock reservations, contractor parking, any flooring or sound-underlayment rules, and who handles water shutoffs. Can I move the shower or toilet in a Las Colinas condo?
Sometimes, but it is more limited than in a house. Drains tie into shared stacks and often run through a concrete floor above the unit below, so moving a fixture more than a short distance may not be practical or permitted. We look at the drain routing and the building's rules before promising a new layout.
How do you keep a condo bathroom from leaking into the unit below?
A continuous waterproofing membrane across the shower walls and floor, a flood test before tile goes down, and careful work at the drain and valve penetrations. Many owners also add a leak sensor under the vanity for early warning.
